Deposit and Payment terms ;
- Booking 5,000THB prepaid to confirm your booking and reserve your room. This will deduce your deposit once the contract is made.
- Deposit :
For 1-5 months contract = 10,000 THB
For 6-12 months contract = 2 months worth of rent (you will get this money back if the room has no damages when you check out)
- Advance payment = 1 month worth of renting price (You will pay when we sign renting contract)
- Example Calculation for Booking a Studio Room (6,300 THB per month, 1-year contract):
- Reservation Fee : 5,000 THB (paid upfront).
- On the Contract Signing Day :
- Security Deposit : 6,300 x 2 = 12,600 THB Subtract the reservation fee: 12,600 - 5,000 = 7,600 THB (remaining balance).
- Advance Rent : 1 month = 6,300 THB.
- Total Initial Payment:
- Security deposit (remaining balance) = 7,600 THB.
- Advance rent = 6,300 THB.
- Grand total: 7,600 + 6,300 = 18,900 THB.

FAQ
Q : How much should I pay up front in order to book the room?
A : If you want to book the room before signing the contract, you can deposit 5000 THB to reserve the room but in the case that you cancel the reservation, the company holds the right to keep the deposit.
Q: How much is the initial payment? How much is the deposit?
A: Long-term contract
Reservation fee: 5,000 THB
(If you only inquire without reserving, the room may not be available on the move-in date.)
Contract signing payment: Total equal to 3 months
1 month advance rent
2 months security deposit

A: We accept bank transfer.
Thai customers can transfer via a Thai bank account.
For international customers, we recommend Western Union or Wise.
Q: Can you issue a booking confirmation document? Can it be used for visa extension?
A: Yes. We can provide a booking confirmation letter.
For foreign guests who need accommodation documents for visa extension, you may bring the official immigration form for us to sign and certify.
Q: Can you register TM30 (Immigration notification)?
A: Yes. Guests can send a copy of their passport, and we will register TM30 according to the actual stay.
Q: Can you issue a tax invoice for company expenses?
A: Yes. We can issue a tax invoice/receipt for expense claims. Prices shown on the website are excluding VAT.

A : Our apartment has parking space available for rent for 800 THB per month.
Q : Are there swimming pools and a fitness gym available?
A : Our apartment does not have these facilities, but nearby are many places that have Muay Thai, yoga classes, and fitness centers.
Q : Is there laundry service?
A : We have a laundry service, coin operated washing machines, and drying machines.
Q : How much does it cost to take a motorbike taxi from BTS On Nut to the apartment?
A : It costs 25 THB. After exiting BTS On Nut on the Century Plaza side, walk to the motorbike taxi stand at the entrance of Sukhumvit Soi 81 and tell the driver "Golden On Nut".
Q : Are pets allowed?
A : No pets are allowed.
Q : Is there any hot water for showers?
A : Yes
Q : Are there air conditioners available?
A : Yes
Q: Is laundry service available?
A: The apartment provides coin-operated washing machines and dryers.
We do not provide laundry service directly, but there is a housekeeper in the building who offers laundry service, and nearby laundry shops are available. Please contact reception for assistance.
Q : Is there a security system in place and what does it include?
A : A key card is required to enter the apartment, security cameras are operating on every floor, and a security guard is keeping watch 24/7.
Q: What is the internet speed?
A: Free internet at 90 Mbps.
Q: Can I install my own private high-speed internet?
A: Yes, you may install your own internet.
Self-arranged installation requires a 2,000 THB building drilling/installation fee.
If the building arranges installation, it is available for yearly contracts only.

Q: What are the average monthly water and electricity costs?
A:
Water: For 1-2 persons, average usage is usually under 10 units (20 THB/unit)
Electricity: If using air-conditioning mainly at night at 25 degree Celsius
Summer: approximately 250-400 units/month (8 THB/unit)
Winter: approximately 150-300 units/month (8 THB/unit)
Tip: Using a fan together with the air-conditioner helps cool the room faster without lowering the temperature too much, which can significantly reduce electricity costs.
